Summer is Coming! It’s time to get your home ready for the warm, sunny-day, rental season. Here are a few items that can help you save money and protect rents!  Some homeowners are more involved with their property than others. 1. DEEP CLEANING CHECKLIST

We’re aiming to complete all deep cleans this spring so homes are renter-ready for the summer season. Our tentative deadline for Deep Cleans is June 27th. Please email us at destinationbigbearops@gmail.com to start the bidding process so we can get this scheduled for you.
 

Note: This is also the best time of the year to have your BBQs deep cleaned and ready for spring/summer use.

 

2. YARD CLEAN UP:

WEED ABATEMENT

Weed abatement is required by the Big Bear Fire Department to reduce fire risk during summer months. Homeowners have 30 days to clear vegetation after receiving a notice. Non-compliance may lead to fines or forced cleanup billed through property taxes.

5. HEATER FILTERS

These are changed out as part of our quarterly maintenance. However, if you’ve recently changed your filter, please let us know via text or email so we can mark it completed for your home.

6. WATER HEATER SERVICE:

Tankless water heaters should be flushed and serviced twice a year due to hard water buildup, which can lead to clogs and temporary outages which can lead to loss of bookings or substantial refunds. If your home has a water filter, this is also a great time to replace it.

7. Pest Control:

Spring and summer are ideal times to schedule pest control either as a one-time service or on a monthly basis depending on your home’s history. If mice, ants, or moths have been recurring issues, we highly recommend addressing them early.

8. Air Conditioning

If your home has Air Conditioning, we highly recommend getting it checked by a vendor to ensure it's ready for the season. This is a very in-demand amenity, but if it goes down during tenant stays, it may cause significant refunds.

9. Docks

If your home has a dock, now is the time to contact your dock vendor to have it set up- tenants are already starting to ask. Please reach out to your vendor and send us a text to (909)281-7407 with an update once you have a timeline. If you’d like us to meet them onsite or inspect the setup, just let us know.

Wear and Tear vs. Tenant Misuse

We’ve created a reference document to help clarify the difference between expected wear and tear versus tenant-caused damage. This should make the process around deposit holds and damage claims clearer and more transparent.
