Property Check
Tenants are financially responsible for any damage done to the home during your stay. If you notice any damage or anything out of the ordinary, please contact us at (909) 547-6700 within 1 hour of your arrival. Please make sure to check to see if you have heat, electricity, hot water and the hot tub working upon arrival. We perform openings where we do this for you but in a mountain community things can change fast.
Check In/Check Out
Check in time is 3:00 pm and check out time is 11:00 am unless other arrangements have been made. Please call one (1) day before your arrival to see if an early check in is possible. Please note that Destination Big Bear opens and inspects all properties the day of your arrival to ensure the home is ready for arrival; however, early checkins can dramatically affect our quality assurance program. Our openers/inspectors cannot perform their normal duties if you have already entered the property. Please call the day before your departure to see if a late checkout is possible. We will do our best to accommodate your request. No early check ins/check outs are available during the winter holiday season or on holidays. For unapproved late checkouts, there will be a $25 per hour fee applied.
Security Deposit
Security Deposit amount varies for each property. Most refundable deposits are between $300 to $500. We inspect each property before and after each reservation. Your deposit will be returned to you within 21 days after your stay, HOWEVER, it usually only takes up to 10 days, if there are no damages and no excessive long distance phone charges. If there is damage, we will call/email and inform you of the problem and work with you to solve it as quickly and easily as possible.
Pet Deposit (Refundable $200)
There is a $30.00 non-refundable fee for each dog (if dogs are allowed at the cabin, some cabins do not allow pets due to owner allergies.) If you bring pets without our permission you will lose your entire security deposit.
Amenities
Amenities are not guaranteed at the time of arrival. Game Tables break, Hot tubs stop working, it is a mountain community and the environment is very hard on homes. Satellite Dishes stop working; Internet and cable do go down especially after storms. Payper View may not be available in every home. If a viewing of a Payper View show is important than the tenant must line this up prior to your arrival. At times, home owners may have to approve it and home owners are not always available. Barbecue Grills may not be cleaned between tenants. 50% of homes do not have land lines and cell service can be spotty. Big Bear is a mountain community where animals live. There are mice, woodpeckers, racoons, squirrels, gophers, bears and yes of course even bats. From time to time tenants will come accross one of these animals either alive or dead, inside the home or outside the home. Do not be surprised if this happens to you. Credits will not be given to any tenant if an animal is found on the premises or near the premises alive or dead. DestinationBigBear.com will take every necessary step to repair amenities in a timely fashion. Credits will not be given if an amenity is not available for use.
Cleaning
Your deposit is subject to be charged if excessive cleaning is required. If you spill, please immediately wipe it up. Do not leave trash inside or outside the home, no beer cans outside or cigarette buts. If the spa is excessively dirty and requires a dump and refill of water you may be charged $75.00. If the spa has to be drained and scrubbed because of bacteria then you could be charged upwards of $200 or more. This fee could be even more if new filters are required. Never use soaps, shampoos or any product that creates suds, this can really damage the hot tub. The chemical balance of hot tub is constantly measured, alcohol, urine, cleaning materials can easily trigger the necessity for a drain, fill and scrub. Keeping hot tubs in the highest of condition is our commitment to you.
Snow Removal
Plows only come out once 4 to 6 inches fall. You may arrive at the home and the driveway may not be plowed. We are at the mercy of the Snow Removal Company's Schedule. Every home does have at least one shovel. City Plows will also inadvertently create berms in front of driveways. If snow has fallen the day before you arrive there should not be a problem. Problems arise when snow fall occurs the day of check ins or during your stay. During your stay, you the Tenant are responsible at your cost/time to remove snow.
Booking and Cancellation Policy
A security/damage deposit is due at the time of booking. The balance is due 30 days prior to your booking and 45 days prior to holiday bookings. Properties can and will be released if full payment has not been received. All payment arrangements other than what is described here must have supporting written documentation. Often times you will book less than 30 days to your reservation which means no refunds will be given for any reason. You may cancel your reservation up to 30 days prior to your reservation with a $100 fee or 45 days for Holidays. No refunds will be made for cancellations less than 30 days of your arrival date, unless the cabin can be rented, then a cancellation fee will apply. NO REFUNDS FOR UNUSED NIGHTS or early checkouts. Refunds are only given if all 3 roads to Big Bear Lake are closed at the same time and you cannot make it to your reservation.
Phone reservations must be confirmed within three days by credit card, mailing cashier’s check or money order. No personal checks will be accepted after the 30 day period prior to your arrival date: CASHIER'S CHECKS, MONEY ORDERS, DIRECT DEPOSIT or Credit Card payments only. Please check with the office regarding minimum day requirements.
Formal Quotes will be honored for 5 days but you must have received a formal email quote. If you wish to lock in a price than request that a formal quote be sent to you. Phone conversations and verbal quotes cannot be honored because there can be so many miscommunications. What house? What dates? etc. Destination Big Bear uses a hospitality system that automatically increases and lowers rates based on occupancy. It is very similiar to an airline booking system. Home owners have access to this system and once prices change we cannot honor expired quotes.
Destination Big Bear reserves the right to cancel any booking at any time. If Destination Big Bear suspects that the renter will be in violation of the city ordinance either occupancy or cars allowed, we reserve the right to cancel your booking. Destination Big Bear also will not tolerate weddings, parties, events or any gathering that even briefly violates the city ordinance.

ITEMS LEFT BEHIND
If you leave a personal items behind, there will be a $25.00 charge to pick up the item(s) and an additional charge for postage & handling. Be sure to carefully check for your belongings before you leave.
UPON DEPARTURE
1. Please turn lights off inside and outside.
2. Remove all trash inside and outside (extra’s fee will apply for not doing so) See trash instructions below
3. Wash all dishes, empty dishwasher and put a way (extra’s fee will apply)
4. Pick up all pet hair and pet deposits left in yard (Extra fee’s apply)
5. Leave any special gate cards and parking spaces in their appropriate places (extra fees applied for lost cards, passes, keys)
6. Close all windows and lock up when you leave TRASH REMOVAL"CLEAN BEAR" PUBLIC TRASH SITES
Big Bear does not provide trash removal for vacation rentals. Therefore, you must remove all of your trash. Renters are required to take their trash to the dump site. Failure to take trash to the dump sites will result in a minimum fee of $25 per bag. If you wish, you may pay for trash removal service. Call for pricing – based on occupancy and cabin size.
