Homeowner Checklist & Guide for Preparation:
1. Identify closets or storage areas that can be locked and store any personal items that you highly value or would not want a stranger using. If you are afraid something might be stolen or broken, then it is best to store it.
2. Although linens and towels are provided, it is often seen that your linens may be replaced/mixed in with the cleaner’s linens/towels. It is hard for them to remember which house has which linens/towels. If you are attached to any of these items, it is best to store them.
3. Don’t leave any outside trashcans visible and available (or they will be used and trash will not be properly disposed of and removed from the property.) This can cause a problem with many of our mountain critters or become quite smelly.
4.Make sure that all windows are lockable.
6. Window covering on all windows.
7. Screens on all windows with no tears or holes.
Minimum Requirements & Code Compliance Requirements (See City Ordinance Info)
- 1 refillable fire extinguisher per level with current inspection certificate. Yearly Service
- One smoke detector per level, in the kitchen and per bedroom and hall way between bedrooms
- One emergency exit light per level.
- No gaps of 4 inches or more between railings on any decks for child safety.
- No tree branches within 10 feet of chimney.
- Weed Abatement performed.
- Hand rails on all stairways. (Mushroom grip) & Stoppers
- All sleeping areas must have screens on the windows without any holes.
- Fireplaces must be equipped with screens and metal ash can. 5 Gallon
- BBQ’s must have a lid, metal ash can and wire brush.
- No extension cords used with lighting, heaters or appliances.
- Hot tubs and spas equipped with locking covers or gates and a Combination Lock.
- No exposed wiring.
- Switch plates on all outlets.
Unit Supplies, Appliances and Recommendations
1. Each Bed & Pull out Couch should have 2 blankets, 2 pillows and bedspreads/quilts. NO KING PILLOWS – only standard size pillows.
2. Everyday dishes, glasses, coffee mugs, silverware, bottle/wine openers/cork screw, utensils and wine glasses.
3. Pots, pans, frying pans, cooking utensils, mixing bowls.
4. Bake ware, hot pads, can opener, and steak knives.
5. Salt and Pepper other spices are also ok.
6. Microwave, Toaster, Coffee Maker, Coffee Filters
7. Toilet brushes for each bathroom and also a plunger and small trash can.
9. Large wastebasket in kitchen
10. At least one color television with cable hookup. Best if in all bedrooms. 11. At least one DVD player. Best if in all rooms with TV’s.

12. A working vacuum cleaner, bags, belts and a broom and a dustpan.
13. Mop and bucket.
14. 409 or any kind of de-greaser, glass cleaner, sponges, cleansers, dishwashing soap. 15. Paper towels, toilet paper, trash bags- small and large
16. Telephone with long distance blocking - preferred. 17. Washer and dryer if you would like some week or month long rentals.
18. Barbecue, charcoal no table top BBQ’s
19. No recliner chairs as the mechanisms do not hold up in a rental
20. No candles they are dangerous and messy. 21. Darker Carpet is best. Will not show stains as much. 22. Purchase snow poles so the city will snow plow your berms for free! Approx $15 each
Recommendations for getting more rent – Most often requested!
- A Pool Table if room allows or some sort of game table and board games
- A Hot tub of any size. Smaller will save you money.
- TV’s in all Bedrooms with VCR’s or DVD Players. Flat screens are a hit!
Normal Wear & Tear
1. Dishes, small appliances and utensils will need replacing or become sparse.
2. Shower curtains and liners will need replacing.
3. The VCR/DVD’s will stop functioning.
4. The remote controls will disappear or stop working. 5. The Carpets will need cleaning usually several times per year 6. One or more of the toilets will become stopped up and flood the bathroom.
7. Furnishings will become stained and need cleaning or replacing. 8. The Garbage disposal will become jammed and eventually need to be replaced.
9. A deep thorough cleaning will be needed about 2 to 4 times per year.
10. Weed abatement and yard clean up required by the city twice a year.
11. If your home is in the City of Big Bear Lake a vacation rental home permit is required once per year the current home inspection and permit is $175.00. Subject to change. Big Bear City is $155/year.
12. Vacuum cleaners wear out. When they don’t suck that becomes a problem.
13. Light bulbs don’t last very long in the mountains.
14. If you have a gas BBQ you need at least 2 tanks in hopes to always have one full. Charcoal BBQ is preferred and will save you money.
15. Windows will need cleaning inside and out. 16. Touch Up Paint
Please take note that all of this is excepted “wear and tear” but when you are not the one using the property, it becomes very easy to forget that all of this “wear and tear” and use is still occurring when it is being rented.

An open is the home prepared for an arrival some lights on, water on, heat turned up, water heaters turned up, etc.
- Closing Fee:for owners guests/bookings (recommended but not required):$25
A proper close is done to check for damages/missing items; check for cleanliness of home; unplug small appliances; turn off lights; heat down; turn water heater down; locked doors/windows, etc.
- Snow Plow: $30-175 per removal as needed depending on amount of snow and size of driveway. Along with additional fees for hand shoveling decks, walkways, etc..
- Supply Stocking fee for all guests: Varies: Toilet Paper, paper towel, hand soap, dishwasher soap, laundry soap, light bulbs, batteries, vacuum cleaner bags & belts as needed, etc.
- Laundry services –A fee for laundry services will be charged to the homeowner if the house does not provide laundry services on-site OR is not in good working order. Fee’s vary on amount of loads (usually $5.50 per load plus time)
Recommended twice yearly:
- Deep Cleaning/Spring Cleaning: $150-500 depending on size of home
