This vacation rental agreement (“Agreement”) constitutes the terms and conditions between you (the “Guest”) and Destination Big Bear, LLC, as vacation rental manager (“Manager”), for the vacation rental of the property described in your rental booking (“Property”). For purposes of this Agreement, “you” and “your” and “guest” and “Guest” means, collectively, the Guest signing this Agreement and each of the other Registered Guests booked to stay at the Property during the agreed-upon and reserved vacation rental period.

1. Binding Nature. This Agreement becomes binding when completed and signed by the Guest. Electronic signatures are valid.
2. Payment. You will not be allowed at the Property unless the total rental payment(s) due the Manager has been received in full by Manager.
3. Check-In and Checkout. Check-in time is 4pm on the first day of your booking. Checkout time is 10am on the last day of your booking. Please advise the Manager if you would like to modify these times for your travel schedule. Modified check-in and checkout times may be available but cannot be guaranteed.
4. No Hold Over / Stay Over Policy. It is not permitted that you remain on the vacation rental Property beyond the checkout date and time that you have previously agreed to for your reservation booking stay dates and by your signature to this Agreement. Please contact the Manager if you would like to modify your booking reservation at any time but a reservation modification cannot be guaranteed and may involve additional fees. Any such reservation modification must be approved by the Manager in writing and is not effective until full payment of additional fees is made to the Manager for the reservation modification. If you hold over or remain on the Property beyond the checkout time and date, you agree and consent to be immediately removed from the premises and locked out of the Property by the Manager, Manager’s Affiliates, and/or law enforcement. You further consent to permit Manager and/or its Affiliates to remove your personal belongings to a location of Manager’s choice, where you can retrieve them. Also, you agree to be charged and to fully compensate the Manager three times the highest nightly rate charged for the Property for each 24-hour period or portion thereof you remain on the property past your checkout time and date detailed in your booking reservation, and/or in this Agreement.
5. Vacation Rental (No Lease). This is a vacation rental agreement for temporary stay at the Property. This Agreement is not a lease and conveys no interest in the Property. By agreeing to the Terms & Conditions, you agree that you are not a tenant and have not and will not receive a real property interest in or rights to the Property.
6. Availability. The Manager will use all best efforts to ensure that the Property is ready for Guest arrival on the scheduled arrival date. If for any reason the Property is not physically available for Guest arrival and occupancy on the Guest arrival date, the Manager will promptly notify the Guest, in which case the Guest may cancel the booking reservation and the Manager will refund in full to the Guest.
7. Cancellation Policy. There is a 14 day cancellation policy, and you must cancel 14 days prior to your scheduled time of arrival for a full refund. No refunds will be given 14 days or sooner than arrival date. No refunds will be made for cancellations due to weather, road conditions, acts of nature or any other circumstances beyond our control (although rescheduling is allowed if all three highways have been closed into the area). Within the 14-day cancellation window, as long as the Property is ready and physically available for Guest arrival and occupancy on the arrival date, there are no refunds other than security deposits, taxes and cleaning fees in the event of a booking cancellation for any reason whatsoever including travel and force majeure related reasons. A full refund will be made to the Guest in the extremely unlikely event that the Property is not ready and not physically available for Guest arrival and occupancy on the arrival date; however, Manager reserves the right to cancel any reservation, as the Property may have minimum stay requirements during weekends, summer and holiday periods, and if your reservation does not meet the requirements, it may be canceled. Credit card chargebacks for any rental amounts or damages paid by credit card are not valid whatsoever without Manager written approval. Should the Guest initiate a chargeback(s) regarding any monies paid for the reservation booking without Manager written approval, the Manager is authorized by the Guest to charge the Guest’s credit card an amount equal to the total original reservation booking amount for Manager chargeback dispute costs and services and that any such charge will not be disputed by the Guest and Guest hereby agrees to the validity of such charge. Guest also agrees to indemnify the Manager for all costs of any nature that the Manager must pay in order to dispute any chargeback initiated by the Guest. All booking cancellations must be made in writing to the Manager by the Guest. It is recommended that the Guest acquire "Cancel For Any Reason" travel insurance for any unforeseen events.
8. Security Deposit or Damage Waiver. Guest is required to purchase a non-refundable damage waiver or provide a security deposit to cover accidental damage. Should Guest purchase a damage waiver, Guest will not be obligated to pay for unintentional and admitted loss or damage to the contents of the Property, up to a maximum total of $1,000 in accidental damage per stay. Should Guest decline the damage waiver, Guest agrees that Manager may charge Guest’s credit card for a security deposit to cover any losses, damages, and/or occupancy violations to the Property (including its contents) during the rental period. The Manager may charge such credit card up to the amount of these losses, damages, and/or occupancy violations and Guest is fully liable to the Manager for any and all the amounts of losses, damages, and/or occupancy violations of any kind to the Property or its rentability found by the Manager to have occurred during or caused by your stay at the Property. The security deposit will be refunded 21 days after departure date if no damage occurred. No credit card chargebacks will be allowed or be valid for any reason whatsoever before, during or after the stay at the Property unless approved in writing by the Manager. The Manager will notify and discuss with the you any above-described issues before any such charge is made to you for any losses, damage, and/or occupancy violations to the Property found by the Manager to have occurred during your stay.
9. Your Responsibilities. You are solely responsible for all damages, injuries and losses in connection with the occupancy or use of the Property by you or your guests or your pets. You must ensure that the Property and all furniture, fixtures and effects remain in the same condition and location as when you checked-in.
10. Use of Property. You cannot carry out any illegal activity at the Property or near any neighboring property or any activity that could be reasonably considered a nuisance or annoyance to the Manager or the occupants of neighboring land. Unless otherwise authorized by the Manager prior to your check-in date, you and the other Registered Guests may not use the Property for any commercial use or activities whatsoever. Unless otherwise authorized by Manager prior to your check-in date, you and the other Register Guests may not bring any animals or pets to the Property. Unless otherwise authorized by the Manager prior to your check-in date, you and the other Registered Guests may not bring or invite any additional persons to the Property at any time during the rental period that are not listed on this Agreement as a Registered Guest of the Property besides service personnel like chefs, etc. The total number of guests cannot exceed the number identified in this Agreement or on the online booking reservation or other direct booking document unless authorized in writing by the Manager. Weddings, receptions, events, reunions, parties, and other such functions which have not been pre-approved in writing by the Manager are not permitted at the Property. Any function will require advance written permission, proof of insurance, and other requirements and fees as deemed necessary by the Manager.
11. Roles of the Manager and Liability, Assumption of the Risk. The Property is rented “AS-IS”. The Manager and any of its affiliated entities, shareholders, directors, employees, agents, or representatives (“Affiliates”) are not liable for any delays, accidents, damages, injuries, illness, or losses suffered by you, or your guests at the Property. The Manager and Manager’s Affiliates are not responsible or liable in any way for the actions or faults of any third party involved in the rental of the Property including any provider of additional guest services or activities organized for or by you. In no event will the Manager or its Affiliates be liable for any indirect, punitive, incidental, special or consequential damages, or any damages of any nature whatsoever including arising out of or in any way connected with this Agreement or the rental or use of the Property. If, despite the limitations contained herein, the Manager or its Affiliates are found liable for any loss or damage which arises out of or in any way relates with any of the occurrences described herein, then Manager or its Affiliates’ liabilities will in no event exceed the greater of One Hundred Dollars ($100.00) or the total related rental revenue paid by you for the Property. Furthermore, Guest acknowledges that any use of the pool (if any), the spa (if any), and/or the Property or its outdoor areas are entirely at your own risk, and that use of the Property may involve risks that may result in serious bodily injury and/or death, such as swimming, drowning, diving, jumping, climbing, playing games, drinking alcohol, exposure to sun, wind, snow, hail, tree debris, slips, trips, falls, cuts, adverse weather, the acts or omissions of guests or visitors on the Property, acts of God, the condition of the Property, or sickness or illness or exposure to COVID-19. Guest acknowledges that children and all other non-swimmers should be supervised at all times, and that the pool/spa (if any) may not be fenced. Guest understands the descriptions of the risks is not complete, and that other risks or events that are known or unknown, anticipated or unanticipated, may result in serious bodily injury or death. By agreeing with your signature below to these Terms & Conditions, and in consideration of being permitted to rent and stay at the Property, Guest agrees on his or her own behalf and on behalf of his or her family and on behalf of any children and all minors, guests, and heirs, assignors, executors, and administrators, to assume full responsibility for the risks and hereby agree to defend, indemnify, and hold harmless the Manager and its Affiliates from and against any and all liability, claims, actions, loss, damages, future rental revenue loss, or demands for expenses including legal fees and costs arising from or related to your stay at the Property, including without limitation, any accidents or injury to yourself, your guests or your associates, and any claims or actions for monetary damages, injunctive relief, property damage, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times.
12. Travel to, Weather of, Connectivity at Property. You are responsible to determine what, if any, documentation (including passports and visas) are required to travel to the Property. Manager does not represent or warrant that travel to the Property is advisable or without risk and is not liable for damages or losses that may result from travel to the Property. Manager is not responsible or liable in any way whatsoever for any weather or seasonal conditions, which may affect your use of the Property and surrounding areas, including, but not limited to, air temperatures, wind, rain, hail, snow, road conditions, event cancellations or cold/flu/virus seasons. Manager cannot be held responsible for limited cellular phone signal strength, absence and/or interruption in telecommunication services including, but not limited to, internet, phone, cable and satellite reception.
13. Force Majeure. Manager and its Affiliates will not be liable for any damages, losses, guest cancellations, refund requests or injuries caused by conditions outside of Manager’s and Affiliates’ control, directly or indirectly, by any fire, flood, earthquake, storm, elements of nature, or acts of God, war, revolution, terrorism, riots, strikes, civil disorders, quarantine restrictions, epidemics, pandemics, event cancellations, cold/flu/virus seasons, change to or enactment of any government law, regulation, prohibition, restriction or policy, or any other cause beyond the reasonable control of the Manager or Affiliates (“Force Majeure”). It is recommended that the guest acquire "Cancel For Any Reason" travel insurance for any unforeseen events.
14. Problems with Property. Guest should immediately notify Manager of any problems relating to the Property. Manager will reasonably endeavor to fix the problems but will not consider complaints filed after you have left the Property.
15. Condition of Property. You have viewed pictures of the Property prior to entering into this Agreement. Manager represents that the pictures accurately depict the Property and the furniture, furnishings, appliances and fixtures, and that these items are in good condition. Guest may, on arrival, examine the Property, all furniture, furnishings, appliances, fixtures, and report to Manager within 24 hours if any items are not in good condition or are in disrepair. Guest reporting items not in good condition or needing repair does not give the Guest the right to cancel this booking reservation or receive a refund of any payments made. Manager will apply good faith and reasonable efforts to repair any items reported by the Guest or, at Manager's discretion, may replace them with similar items of similar quality in good condition.
16. Maintenance. Guest agrees to properly use, operate and safeguard the Property including any furniture, furnishings, appliances and all mechanical, electrical, gas and plumbing fixtures, and keep them clean and sanitary. Manager represents that all mechanical, electrical, wireless internet, gas and plumbing fixtures are in good working condition. During the Guest’s stay at the Property, Guest shall promptly notify Manager of any problem, malfunction or damage. Guest shall pay for all repairs or replacements caused by Guest, excluding ordinary wear and tear. In the event of any disruption to the mechanical, electrical, wireless internet, gas or plumbing of the Property, the Manager will apply good faith and reasonable efforts to repair the problem as soon as possible.
17. General Terms. This Agreement is valid for all current and future stays at the Property by the Guest. This Agreement can be terminated by the Manager immediately following any breach of any of the terms of this Agreement by Guest, the Registered Guest(s) of the Property, and/or any other guest you have at the Property, and can result in immediate eviction of you and all occupants from the Property with all monies paid for the rental forfeited to Manager. You certify that you are 26 years of age or older and agree to present a valid driver license at check-in if requested. You agree that you will be the primary Guest staying overnight and present at the Property during the duration of the vacation rental period and that you are the person making the booking. Any change or amendment to this Agreement, including, without limitation, an increase in the number of guests or an increase or other change to the rental period, must be made per the provisions of this Agreement and, in all cases, is subject to the prior written approval of the Manager, which approval may be withheld at its sole discretion. This Agreement will be governed under the laws of the state of California. You cannot transfer or assign this Agreement or any part thereof.
18. Miscellaneous. Any and all legal matters arising out of this Agreement will be adjudicated in a court in Orange County, California. Should any provision contained in this Agreement between the Manager and Guest be held to be invalid, illegal, or unenforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the Agreement will be in full force and effect. Guest and Manager agree that any such invalid, illegal, or unenforceable provision will be replaced with a valid, legal, and enforceable provision that most closely accomplishes the former provision’s economic effect. If a dispute arises regarding any agreement between Guest and the Manager, the prevailing party will be awarded reasonable attorneys’ fees and other litigation costs. Guest and Manager agree that facsimile or e-mail signatures will have the same authority as original signatures. This Agreement may be signed in one or more counterparts, each of which will be deemed an original, but all of which will constitute one and the same Agreement. All waivers hereunder must be made in writing, and any failure at any time to require the other party's performance of any obligations under this Agreement will not affect the right subsequently to require performance of that obligation. Any waiver of any breach of any provision of this Agreement will not be construed as a waiver of any continuing or succeeding breach of such provision or as a waiver or modification of such provision or any other provision.
19. Additional Manager Terms. To help ensure that you enjoy your stay at the Property, Manager has adopted a number of house rules based on common sense and courtesy and you agree to cooperate and observe the following Property rules. Please contact Manager if you have any questions. By signing this Agreement, you acknowledge review of these rules and your agreement to adhere to these additional terms and conditions, which are set out below. Failure to adhere to and follow these Property rules may lead to immediate eviction without refund of any monies paid for the rental.
    • a. Check-In: Check-in time is 4 pm. Early check-in may be available but cannot be guaranteed. Please ask Manager to see if an early check-in is available. Amenities shown to be at the Property are not guaranteed. If Guest has an issue with the condition of the Property you must contact Manager within one hour of your arrival to report the issues. Please inspect within (1) hour of your arrival for any damages and report them immediately. Failure to do so may result in you being held responsible. Otherwise, you have accepted the condition of the Property and the Property meets your approval.
    • b. Checkout: Checkout time is 10am. Late checkout may be available but cannot be guaranteed to be available and may include an additional fee. Please inquire with Manager to see if a late checkout is available and if there will be an associated fee. The Property must be left neat and in the same basic condition as upon arrival, with dishes washed. An inventory list of each rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value and charged to the credit card on file. Please remember to lock all doors and windows prior to leaving. Turn down heater to 55 degrees prior to leaving. When it is very cold, leave a drip running in each sink faucet so pipes do not burst.
    • c. Number of Guests: Maximum occupancy is not to exceed the number of Guests listed on this Agreement and/or on the rental platform booking and/or on any other booking documents associated with this vacation rental reservation unless authorized in writing by the Manager. Exceeding the agreed upon number of Guests is a breach of this Agreement, and will result in a $1,000 fine and immediate eviction. No subletting allowed.
    • d. Disposal: Do not move hot ashes from the fire place, as fire may occur. Do not build a fire pit of any size anywhere; it is dangerous and illegal, and your entire deposit will be forfeited and you may be evicted. Do not litter, including cigarette butts in the yard, as there will be additional cleaning costs. Ordinance mandates that trash be disposed of in designated disposal sites. “Clean Bear Sites” are available nearby all residential areas. These sites are funded by homeowners through local property taxes. Please take all household trash items to these sites (Addresses are 41970 Garstin Dr.,Big Bear Lake, on the right off from Big Bear Blvd., and 39690 Big Bear Blvd., Big Bear Lake, CA 92315).
    • e. Guest Vehicle Parking: The Big Bear Lake Ordinance limits the number of cars parked at each property, and this number is displayed on a sign on each house. Parking more cars is a city ordinance violation, and will result in a $1,000 fine and immediate eviction. Please use common sense-do not block streets or corners and keep all cars parked on driveways. During snow conditions, avoid large fines: do not block plows or park anywhere on the street, as guest parking on the street is not permitted at any time. All guest vehicles must be parked in the house driveway or garage and not on the street. Parking of any guest vehicle on the street can result in a citation/fine. Guest also agrees to be liable for any fine received by the Manager for any Guest vehicle parking violation and any and all losses suffered by the Manager due to Guest violation of any city vacation rental rule. Snow can accumulate quickly, and snow plow services are not always promptly available. Manager will reasonably attempt to keep the driveway clear from snow upon Guest arrival, but it is the Guest’s responsibility to maintain the driveway during stay and departure. Chains are always recommended and sometimes required. We suggest you always bring chains during the winter months. Salt may need to be purchased at renter’s expense for the driveway or porch.
    • f. Garage Door: In order to ensure the safety of the garage’s contents, please make sure to never leave the garage door open.
    • g. Smoking: Smoking of any substance whatsoever is not allowed in the house. Smoking is only allowed outside. Please dispose of any smoking trash appropriately. Should Manager discover smoking occurred inside the house, you will be charged a $2,000 deep clean fee plus the equivalent of one day’s rent and any security deposit will be forfeited to the Manager in full. Smoking in the house can lead to immediate eviction without refund.
    • h. Pets: No pets allowed without prior written approval by the Manager and applicable additional fees paid in full. Pets are only allowed that are 100% house trained; pets are not allowed on any furniture, couches, chairs or beds at any time. Guest agrees to be 100% liable for any damage of any nature whatsoever inside or outside the house caused by a pet during the stay including full replacement/repair costs and all associated labor and time costs associated with correcting such pet damage. Guest agrees that the Manager may charge the Guest’s security credit card for such charges and Manager will provide Guest with receipts of costs. To the extent Guest requires a service animal, such service animal must be approved by Manager prior to taking occupancy. Violation of pet rules will lead to a $1,000 fine and immediate eviction without refund, including bringing a service animal to a non-pet friendly home without prior written approval.
    • i. Nuisance Noise: No unreasonably loud yelling, noise or music is allowed at any time either inside the house or outside on the grounds of the Property at any time. Amplified music or outdoor music that can be heard by a neighbor is a noise violation. Violation of noise rules can lead to a $1,000 fine and immediate eviction without refund after a request by Manager or Police for Guest to reduce/cease the noise and is subsequently ignored by Guest(s). Please keep noise to a minimum, including children playing loudly, parties, and any loud noises, between 9:00 P.M. and 8:00 A.M.
    • j. Events, Occupancy, Extra Guests: No extra “day guests”, “evening guests”, additional guests, weddings, receptions, events, reunions, or parties of any kind are to occupy or be held at the Property, on its grounds, or in the house without the prior written consent of Manager. These types of events may require a separate Event Agreement and Event Fees. The definition of an event is any gathering of people at the Property that exceeds the number of people sleeping at the property as stated in this Agreement. Having unapproved additional guests at the Property without Manager prior written approval is a breach of this Agreement and is grounds for immediate eviction without refund.
    • k. Manager’s Access to the Property: The Manager, a property manager, or their Affiliates may enter the Property as follows: (i) at any time for protection of the Property or to enforce this Agreement; (b) in case of emergency; (c) in the event care, repairs or maintenance is needed on the Property; or (d) when Guests unreasonably withhold consent. Other than for maintenance that occurs on a regular schedule, such as landscaping, pool maintenance, pest control, etc., if Manager or Manager's representatives or agents need to enter the Property for (a) or (c) above, the Manager will attempt to provide the Guest at least 30 minutes prior notice.
    • l. Furniture: No removal or rearrangement of furniture is permitted at any time without prior written approval from Manager. Should rearrangement of the furniture occur without prior written approval from Manager, Manager may charge the Guest’s security credit card on file a $500 maintenance fee.
    • m. Amenities: Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. Manager will provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc. Manager does not supply showers soaps nor shampoo, irons, hair blowers or curling irons. Guest should plan to bring everything you may need including extra trash bags, paper towels, Charcoal/light fluid for BBQ (if any), toilet paper, and wood (if you desire a fire). Salt for driveway/porch may need to be purchased at Guest’s expense. Manager supplies minimum amounts of items and cannot guarantee there will be enough for your party or that it will be there when you arrive. Guest may want to bring extra towels for the spa (if any).
    • n. Safety and Liability: Guests understand that they are entering the Property at their own risk and that Manager will not be liable for providing Renters Insurance, Liability Insurance, or Medical Insurance to the Guest(s) or their invitees at any time during the vacation rental period. Guests represent and warrant that guests will solely be responsible to check the Property for any hazardous or dangerous condition on the Property that may be unfit for guests. Further, guests will be responsible for supervising all activities on the Property, including but not limited to, activity in or near the pool (if any). Guests cannot hold Manager responsible for guests personal items lost during stay. Guests are aware that the pool and spa (if any) may not be gated, and for safety and liability reasons, a parent or other responsible adult must supervise minors in the pool and spa area at all times. Glass and other breakable items present a safety hazard, and they may not be used on or in the vicinity of a pool area (if any).
    • o. Primary Guest Presence: The person entering into this Agreement who is the primary booking Guest, other than an official authorized Agent for the primary booking Guest, must be generally present at the Property during the vacation stay. If the primary booking Guest or their official authorized Agent is not at check-in or is not generally present at the Property during the vacation stay then they agree this is a breach of this Agreement and agree that Guest and their Registered Guests will be terminated from and evicted from the Property immediately and Guest agrees to forfeit all monies paid for the vacation rental to the Manager. Specifically, no parent, grandparent, or other person may enter into this Agreement and allow persons under the age of 26 to occupy the Property without the primary booking Guest being generally present on the Property and supervising.
    • p. Police: Should police be called to the Property and make citation to any Guest as the result of noise, nuisance or over occupancy without exception or any other reason, the occupancy can be voided with no refund due and the Guests agree to immediate eviction from the Property if such is demanded by police, local authorities, or the Manager.
    • q. Appliances and Repairs: In renting a private vacation property, there are many situations that are by nature beyond the control of Manager, and credits or discounts will not be granted for such. Examples that will not warrant any refund or credit of rental monies, include, but are not limited to: failure of systems, air conditioners, thermostats or heat, pool-spa equipment/heater (if any), appliances, electronics, cable television, the property's systems or mechanical malfunctions, plumbing, Internet, construction taking place in the area, bad weather, condition of landscaping, service personnel performing work on the property grounds, or a neighborhood disturbance/noise. Manager will use good faith reasonable efforts to have mechanical, water, electrical, air conditioning, heating, plumbing, pool/spa (if any) and appliance failures or issues corrected as soon as possible, but cannot control the scheduling of outside service contractors. Guests will be charged for unnecessary maintenance and service calls or repairs caused by Guest abuse beyond normal wear and tear.
    • r. Cleaning: Cleaning is $0.00 for normal cleaning, including linens and towels. Guest is to wash dishes, empty fridge, and take trash to the dumpster. Failure to do so will result in a minimum charge of $25 per bag. Any additional cleaning services required above and beyond the usual post rental cleaning of the Property due to excessive abuse and soiling of the house and Property and not considered to be normal wear and tear by Manager will be charged accordingly to Guest’s security credit card on file and Guest hereby agrees to such reasonable charges upon written detailed explanation of the extra needed cleaning being emailed to the Guest by Manager. If you spill, please immediately wipe it up. Do not leave trash inside or outside the home, no beer cans outside or cigarette butts. No refunds or credits will be given for adverse reactions due to allergies or asthma.
    • s. Pool / Spa: The spa (if any) it must be closed and locked when not in use. You should turn up the temperature (and leave the cover on) upon arrival, as it can take several hours (up to 12) to warm up. Do not sit on the hot tub cover, as they break easily, and are expensive to replace. If the pool/spa (if any) is excessively dirty and requires a dump and refill of water you may be charged $75.00. If the pool/spa has to be drained and scrubbed because of bacteria then Guest will be charged upwards of $200 or more (depending on whether new filters are required). Never use soaps, shampoos or any product that creates suds, this can really damage the pool/spa. The chemical balance of pool/spa is constantly measured, and alcohol, urine, and cleaning materials can easily trigger the necessity for a drain, fill and scrub.
    • t. Keys. Please lock all doors when not at the Property. Lost keys will incur a charge for all costs associated with having the locks re keyed or replaced and Guest agrees to these charges being made to the Guest’s security credit card on file. Please put all keys back in their original place.

If you are “stuck” in Big Bear due to all roads being closed, then Manager will charge you for another night’s stay, if available. Please use caution when walking on driveway, walkway, decks, etc. during snowy/icy weather because they can be extremely slippery.

Other Notices: (i) bunkbeds have a weight limitation so only have children sleep in the bunkbeds provided; (ii) water from faucets can be hot, as the water heater is turned up for your convenience so everyone who showers/bathes has hot water; (iii) all televisions in Property are standard, and if renter is unable to figure out how to operate, Manager cannot send out a representative; and (iv) Guest is 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc. to the Property during the stay (including fees related to copyright violations).
